Development and demonstration of finance and encouragement for energy optimization of commercial buildings with tenancy

In this project we have experienced, that the barrier with energy optimization in commercial rental buildings not necessarily lies when the owner and the tenants need to make an agreement on how to split the energy savings, since the owner of the building make the investments and the tenants obtain the energy savings.

In the project it has not been possible to identify a test building which the project could use to thest the produced guidance. Therefore we think that there might be a barrier earlier in the process. This could be:

• Building owners often has a long decision-making process
• The entire organization should often agree on the project
• The building owner have an uncertainty concerning how the building will function after the energy optimization project and might not want to take that risk
• Often building owners and tenants associate energy optimization with expensive investments in the building envelope and are not aware of the large and relatively cheap savings that might exist in the controlling of existing installations
• There is not enough knowlegde or awareness about how energy savings are actually achieved
